How we search
We built our own tools, because the portals wouldn't.
- We search by description. “Cathedral ceilings”, “an olive grove”, “morning light”. Not dropdowns.
- We check every price against its street. What comparable homes nearby actually sold for, not what they were asking.
- We keep the history. Every price drop, every relisting, and how long it has really been for sale.
- We work the small agencies. Local firms that never list on the big platforms, and — where we have the relationships — homes not advertised at all.

FAQ
- How do you make money?
- You pay us €1,000, plus local VAT, and that's the entirety of it. We take nothing from sellers, nothing from their agents, and nothing on completion — no commission, no success fee, no referral kickback. It's why we're free to tell you a place isn't worth it, or that none of them are.
- What do I get for €1,000?
- Sixty days of hunting, on and off market. Your first shortlist within three weeks, then new candidates as they surface. For each one: what comparable homes nearby sold for, how long it has really been for sale and at what prices, what the area has done over five years, and background research on who is selling and which agency you'd be dealing with. Plus calls whenever you want to talk one through.
- And if it isn't any good?
- Ask for your money back within 30 days and we send all of it, no questions asked. We'll ask you one thing on the way out — what we'd have needed to do — and you're free to ignore that too. You keep everything we sent you, and you owe us nothing if you go on to buy any of it.
- Do you negotiate for me, or handle the purchase?
- No. We're not a licensed estate agency and we don't act as one: we don't represent you at the table, hold your deposit, or give legal or tax advice. You'll want a local lawyer and a notary for that, and we'll tell you when it's time. What we do is find the places and hand you the facts to act on.
- Which countries do you cover?
- Spain, Italy, Portugal and Greece. Our off-market reach is genuinely better in some regions than others and we'll tell you which on the call rather than pretend it's even. If you're looking elsewhere in Europe, ask — the honest answer is sometimes no.
- Am I locked in?
- There's nothing to be locked into. No exclusivity, no period of notice, no clause that follows you to a property we showed you. Buy through whoever you like, including a local agent, including no one.
